As you know, your year contracted rental agreement ends on October 30, 2009.

I have not heard back from you on your intent to remain in the house on a month-to-month agreement. I have called several times and left several messages. I have also sent you a letter/agreement dated September 21, 2009 detailing the month-to-month agreement, and as usual no response.

I have someone else who is very interested in moving into the house. We intend to enter into an agreement on October 2, 2009.

Please consider this your 30 day written notice to end the contract and move out of the home at 6010 Old Wellborn Trace in Lithonia GA….30058.

As of today, you have not paid all of your September rent. The following is a list of the outstanding rent owed by you:

Remainder of September Rent: $625.00 ($300.00 partial payment accepted)

Late Fee for September Rent: 50.00

October Rent Due 10/01/09: $925.00 ($875.00 if paid before 10/05/09)

Total Payment Due by 10/01: $1600.00($1550.00 total due before 10/05/09)

Please plan to attend a final walk through of the property on Saturday, October 31, 2009 at 4:00 pm. At that time, we can agree on any deposit money due you. Your deposit refund will be mailed to you within 2 weeks, if a refund is due to you. Also, please surrender all keys to the property at that time.

Please remember that the house must be in the same condition that it was in prior to you moving in.

Please contact me to communicate your intent to pay the remainder of the rent money as well as your move out date. If I do not hear from you by October 10, 2009 and you have not made payment by October 10, 2009, I will seek legal counsel.
