Knowledge comes from experience – and a few bruises along the way. Many ask how to get started in investment. If I were to buy my first home again, I would do one of two things. I would either buy below-market fixer multifamily or a single-family home – all in strong middle income neighborhoods. (a) With the multifamily, I would maximize the rents over the next 6-12mos., and then move on to a second and third one, growing my mini-empire both in terms of equity and cash-flow. (b) With the single family, I would fix it, live in it for a year and sell. Finance a second as owner occupied, live in it. I would then exploit two purchase tracks simultaneously. I would use the funds from the first sale for repeated house fix-n-flips. Say 3 per year to start. Alternatively, I would continue to buy owner occupied FHA financed single-family homes, live in for year, fix and rent. This way you would both be building an mini-empire for equity in single families, all while growing your investment war-chest via flips.
