A/N: Hello everyone! A new story is here! :D I was actually going to hold off on posting this for a few weeks, but given everything going on and since the story is pretty much all written, I figured there was no harm in posting it now.

I hope you all enjoy!

His dark hair was matted to his brow, skin glistening with a sheen of sweat. Exertion made his entire body tremble as his hard shaft was worked. He looked above him, saw the lean blond staring down at him, his green eyes piercing, need pouring out of them.

James gazed at the blond, felt the strong hand on his cock, stroking deliciously slow. He closed his eyes, feeling the hot breath of the gorgeous man on his neck. Everything about him entranced James: his strong yet comforting exterior, those strong hands, his stubborn and mysterious nature. James' body responded as if he was high; that strong body above him was the most powerful drug, and his addiction was spiraling out of control.

His muscles tensed, warmth spreading throughout him like wildfire, aching with the need to come. That skilled hand moved faster, bringing James even higher, the thumb brushing over the tip of his erection. Another hand slid up James' chest, pinching his nipples hard, making him arch his back in arousal. James didn't want it to end, could stay in this moment for the rest of his life. The friction was getting harder to resist, his skin feeling like it was on fire. Too fast, a powerful orgasm slammed into him, tremors pulsing through his body, his release exploding out of his cock and dripping down that hard-working hand.

His own damn hand.

Licking his lips, James slowly opened his eyes and looked down at the sticky mess he'd made. His chest heaved with the force of his release, and he tried to steady his breathing. He looked around the room, disappointed that, in fact, he was alone. The sinfully delicious man, with his gorgeous body and mysterious ways, only played the role of jerking off material in James' mind.

Was there anything that turned James on more than rejection?

Kendall Knight had been playing more than hard to get for the last two months. He'd been playing impossible to even get to know-refused all of James' moves to even have a slight conversation. And it revved James' libido into overdrive. He hadn't planned on staying in Cape May after Dak's mother passed away, but the pull to that sexy, brooding man was stronger than even James' will to leave.

It was time to vacate the Bed and Breakfast and find a place to stay indefinitely. That'd show Mr. Knight that he wasn't going anywhere because no matter how much Kendall liked to pretend that he didn't notice James, he did.

Oh, he did.

No doubt, Kendall's refusal to get anywhere near James was because of his need to keep up the role of straight man, happily married to Mrs. Domesticated Housewife-otherwise known as, Mrs. Beard. James hadn't met the woman yet, but Kendall wore the wedding ring to prove it. Nothing irked James more than a gay man hiding who he really was behind the facade of some heterosexual marriage. Kendall was gay; James had absolutely no doubt. Kendall tried to act like James didn't affect him, but he was full of shit.

Now that the guy had taken a job with James' best friend, Dak, James had even more access to him. It was already working in his favor since that's how he'd gotten to feast his eyes on the man without a shirt.

Thank God for outdoor jobs in the summer.

James finally dragged his ass out of bed and into the shower to wash away his fantasies. They wouldn't be fantasies for long if he had anything to say about it. If there was one thing that James had learned from his ruthless parents, it was that you didn't give up until you got what you wanted.

Kendall Knight didn't stand a chance.

"Where do you want to get lunch today?" Kendall asked, wiping his sweaty brow with the handkerchief he kept in his back pocket. The sun was brutal, and it was only getting hotter as the day went on. They still had another five hours before they would pack it in.

Dak pulled two bottles of water out of the cooler and tossed one to Kendall. "Charlie's, I guess. I could use a burger since we had pizza yesterday." Dak looked just as bad as Kendall felt in this heat. His dark hair was slicked with sweat and just looking at the guy made Kendall wipe his own neck again with his handkerchief.

"Sounds good," Kendall replied, opening the bottle of water and drinking down more than half in three large gulps.

"So, uh, listen man, I want to have some people over for Jett's birthday tomorrow night. Why don't you come?" Dak said. "Nothing big, just a few of our friends, his family, and employees."

Dak had hired Kendall about two months ago to help him with his contracting business. They'd gotten along great from the start, and he really liked working with the guy. Only problem was, Dak's best friend was a goddamn pain in the ass, and a party at Dak's place didn't come without James Diamond.

"Thanks, man, but I think I'm gonna pass." Kendall ran a hand through his sweaty hair, making a mental note to get a haircut before it got too long.

Dak stopped what he was doing, crossing his arms, and looked at Kendall.

"Okay, look, I gotta ask…" Dak paused, staring at Kendall. "Do you have a problem that Jett and I are together? That I'm with a man? 'Cause I like you, but-"

"What? No, not at all," Kendall rushed to answer. Heat flushed his face, making it even hotter than the hot summer day already had. He never intended to give Dak that impression and didn't realize that's what Dak thought.

Dak eyed Kendall skeptically. "So then it's really just James you have a problem with?"

Oh...so that's where this was coming from.

"Yup." Kendall walked over, picking up one of the boards for the deck, and brought it to the table, putting it down to measure it. He wanted to get a few more boards down before they took a lunch break. He could still feel Dak watching him.

"I gotta say, I don't get it. You've never even spoken to the guy." Dak shook his head and picked up another board. He walked over next to Kendall, waiting to measure the board he held next.

"Don't need to. I know his type." Kendall drew a line on the wood where he needed to cut then stuck the pencil back behind his ear.

Dak pointed a finger at Kendall. "See, that right there is why I thought you had a problem. What the hell do you mean by type?" Dak was pissed, like he still didn't believe Kendall didn't have a problem with him being gay.

Kendall sighed and stopped mid-step. "I mean, spoiled rich boy. Everything handed to him on a fucking silver platter. Never had to work hard a day in his life and thinks he can have everything he wants. Never taking responsibility for anyone or anything and wouldn't even remotely think of putting someone before himself."

Dak laughed and shook his head, leaning a hand against the house. "You know, you're right. James' family is loaded. His parents own one of the most successful ad agencies in Boston. You name it, he's got it or could get it. There is no telling James he can't have something, because he'll find a way."

Kendall felt a chill run down his spine with that last statement, considering he seemed to be what James was after. He carried the piece of wood over to the saw and cut it to size.

As soon as the saw stopped, Dak said, "But here's where you're wrong. I've known James for almost ten years, and in that time, he's been there for me whenever I've needed him. No questions asked. As for never putting anyone before himself, do you really think he wanted to move to, as he calls it, Small Town, America? He did it for me, to be here for me when my mom passed away." There was a distant sadness in Dak's eyes. It seemed to dim while he kept himself busy during the day, but the guy only lost his mom a week ago. Oh, for fuck's sake. Then Dak flashed a sly grin at Kendall and added, "But I'm guessing I'm not the reason he's staying."

Yeah, Kendall figured that too, and it made no goddamn sense. He'd barely even talked to James. He sure as hell made it perfectly clear that he had no desire to. Yet, every time he turned around, it seemed like James was there. Kendall could only assume it was because he wasn't used to being told no. Little did the man know, Kendall wasn't someone James could fuck around with.

Kendall picked the board back up, brought it over, and laid it down on the deck frame. "Look, I know he's your best friend and all, but…"

"Just come over." Dak marked the next board that needed to be cut then turned back to Kendall. "I'll tell him to lay off, and if he's annoying the shit out of you, you can bail. I'll understand. You gonna stay home instead of coming at least for the free beer and food? You should get out and have some fun. Besides, I know James better than anyone and nothing fuels him more than a challenge." Dak pointed at Kendall. "You, my friend, are fueling the fire by avoiding him."

Shit, Dak had a point. As long as Kendall tried to ignore James, he'd continue his pursuit. So why not go and show James that he wasn't some grand prize for him to win and then throw out when a better offer came along.

"Fine. I'll come." Kendall pointed a finger back at Dak and promised, "But I'm telling you now, if he pisses me off, I'm not above knocking him down a peg or two."

"Got it," Dak smirked. "Just don't mess up the hair. He hates that."

Kendall hung his head and laughed, not entirely sure what he'd just gotten himself into. He might as well get it over with though. Dak was right. Kendall could use a few friends in town. His parents lived in the next town over, where he grew up. He didn't have any friends there anymore. Even though one of the reasons he'd moved back was to be near his parents, they weren't exactly the type to grab a beer with after work.

"And I'm sure if you bring your wife, he'll back off," Dak said, wiping his brow with the back of his hand.

"My-" Kendall's phone rang, and he looked at the screen and smiled. Kendall held up a finger to Dak, telling him to hang on a second while he answered. "Hey, honey."

"Can you get some ice cream on the way home?"

"Ice cream, huh? I thought we had some in the freezer?" Kendall smiled because just hearing her voice brightened his whole day.

"Just vanilla, but I want chocolate." She laughed.

"You're lucky I love you. All right, I'll pick up some chocolate. I'm gonna stop for some fried chicken, too."

"Okay, love you."

Before Kendall hung up, he said, "Love you too, Lily."

As Kendall turned back around, Dak said, "Speak of the devil, huh? Why don't you bring Lily to the party?"

"Why would I bring…" Oh. Well, shit. Kendall looked up at the blue sky, choosing his next words carefully. "That kind of party isn't Lily's scene." There. Not a total lie. "Besides, the people in my life are none of James' business."

"You're right. Your life, your business. You know it won't last in this small town though, right? Hell, I'm surprised James hasn't already heard about her."

"Really? Because that falls into the only-cares-about-himself category." Kendall scoffed.

"Hey, I didn't know either, and I've worked with you for a couple months," Dak said defensively. "Look, James is going to meet her eventually. Sooner, rather than later, may save you a shitload of headache." Kendall opened his mouth to argue, but Dak threw his hands up in defense. "That's all I'm saying."

"Then why don't I feel like that's all you're saying?" Kendall smirked.

Dak bent down and grabbed two more bottles of water out of the cooler. "Look, you're a good guy, Kendall." He tossed a cold bottle in Kendall's direction, and Kendall grabbed it out of the air. "But I still say you're being too harsh on James. Underneath his whole playboy façade and expensive trust fund exterior beats the heart of a really great guy."

"I've heard that before," Kendall muttered and went back to work. He'd be damned if he believed it for a second.

James wasn't sure how Dak had done it, but somehow, he'd managed to get Kendall to agree to go to Jett's party.

Okay, so James had to promise to lay off him, and he would. Hell, there didn't need to be any laying down involved. He was perfectly happy to be taken up against a wall or even bent over the island. He wasn't picky.

Looking in the mirror, he smiled at his reflection. James wasn't one to be self-conscious or timid; he knew he was a good-looking man and made no apologies for it. His dark hair was perfectly styled. He'd closed a plum, V-neck shirt to offset his tanned skin and hazel eyes. The black pants he wore were snug around his ass...one of his favorite features about himself. James intended to make Kendall take notice tonight. If this didn't do it, then the man was clearly blind-or insane.

He looked at the clock and saw he was already fifteen minutes late. Usually, James preferred to be fashionably late. Tonight was no exception, and actually, it would probably work in his favor. He figured Kendall would get there first, maybe have a beer, and begin to let his guard down a little if he thought James wasn't coming. Little did he know, coming was one of James' favorite things to do, and he sure didn't mind a little help doing it. Good thing Kendall likes to work with his hands.

James chuckled and grabbed his keys and wallet off of the dresser. It only took him five minutes to get to Dak and Jett's. He could've walked if he didn't mind working up a little sweat. But unless the sweating involved a gorgeous blond man, condoms, lube, and earth-shattering orgasms...he preferred to drive.

James walked right into Dak and Jett's house, hearing the sound of people talking and music coming through the door. Immediately, he spotted Dak and headed in that direction, stopping behind him.

"Please tell me you have something other than beer?" James said in his ear and smiled when Dak turned around and hugged him.

"You're late," Dak scolded.

"And this is a surprise?" James asked.

Dak laughed and pointed toward the kitchen. "I've got a couple of bottles of merlot and plenty to eat. Help yourself."

James scanned the room, knowing exactly what the target looked like. Abruptly, his gaze stopped and zeroed in when his eyes landed on Kendall by himself over in the corner.

"Whatever I want to eat?" James licked his lips, imagining what that delicious man tasted like.

Dak put a hand on James' face, turning his head back to look in his direction. "Except him. Be on your best behavior. Please?"

"Dak Zevon, when am I not well behaved? As a matter of fact, it seems like one of your guests is in need of another beer. I'll just go and take care of that." James flashed a smile and winked at Dak.

"James," Dak said in warning, but James was already walking away to the kitchen.

He poured himself some wine, grabbed a beer, and made his way in Kendall's direction. Out of nowhere, Jett stepped in front of him, blocking his way and obviously stalling the inevitable.

"Well, if it isn't the birthday boy," James said. "Get what you wished for this year?"

Jett glanced over at Dak, and his eyes immediately softened, sending a very rare feeling of jealousy through James. "Yeah, I definitely got my wish this year." He smiled and looked back at James, a blush on his cheeks making his eyes seem brighter. James wasn't jealous Jett had Dak, even though Dak was the most important person in James' life. It was that hint of something more, a little voice in the back of his head saying he wouldn't mind having that with someone. Then he reminded himself he'd tried the relationship route once, and it clearly wasn't meant for him.

"I'm happy for you. If anyone deserves the happily ever after, it's you and Dak." James genuinely meant it too. It wasn't an easy or expected road for either one of them, but Jett and Dak clearly belonged together.

"Don't' you think you deserve it too?" Jett asked, and suddenly, James felt like this conversation had become too serious, too quickly.

James raised one eyebrow and grinned. "I prefer the happy ending that usually comes at the end of a massage-if I choose the right masseur." James winked, making Jett laugh. "Now, if you'll excuse me, I believe one of your guests could use another beer."

"James, we're lucky we got him to come. Don't scare him away, okay?"

"He's not a frightened animal, for heaven's sake. You and your boyfriend seem to think I'm going to attack the guy in your living room. I'm simply replenishing the man's beverage. If he chooses to sample the other goods being offered, who am I to deprive him?" James stared at Jett with a look that said he wasn't backing down.

"You're relentless," Jett said, shaking his head and smiling.

James nudged Jett's shoulder and returned the smile. "Don't blame me. I was raised that way." Walking around Jett, he continued on his path toward the gorgeous man in the corner.

"Hey there, sexy." Lucy linked an arm through James' and stopped his forward momentum.

"I thought we covered this, sweetheart. Unless you've got a tab A that will fit deliciously in my slot B"-he wiggled his butt-"this puzzle won't work."

"Hey now. I'm not putting a thing into anyone's anything. And trust me," she said, glancing over to a tall, handsome-and extremely nervous looking-man in the corner, "my slot V is covered."

"Hmm...is it? Then you wouldn't mind if I brought my future tab A on the other side of the room a beer." He wiggled his eyebrows playfully.

"Aren't you supposed to stay away from a particularly sexy, hot, broody…" She licked her lips. "What was I saying?" Lucy asked as she unashamedly eyed Kendall.

"You were saying you were going to stay out of my sex life and go back to your man over there before Jo scoops him right up."

"What?" Lucy whipped her head in the direction of her guy. "Why that little-"

"Bye, Lucy." James carefully pulled his arm away so as not to spill his wine and watched Lucy storm off. Wouldn't want to be Jo right now.

"You're a man on a mission, huh?"

"Ah, Logan." James sighed when Logan stepped in front of him. "I should have known you would be part of the roadblock. Whatever happened to not cock-blocking a friend, hmm? Is there no loyalty in the gayhood anymore?"

Logan laughed, spreading a gorgeous smile across his face. "Glad to see you're dramatic as always, James." The guy was perfect from head to toe, inside and out.

Too bad perfect wasn't what James was after. No, he needed something with a little more wear and tear. Someone with an edge. Which brought him back to the roadblock currently standing in his way. "Well, it's been fun, but if you'll excuse me-"

Logan placed a gentle hand on James' chest. "Nothing I can say to get you to back off then?"

James sighed again, rolling his eyes. "My God, did the four of you have a Kendall Protection Plan meeting I wasn't invited to? I assure you, I'm harmless. I'm also pretty sure Kendall is a grown man who doesn't need protection. Unless it's a condom. Then I fully condone it and will even offer my services in the Sheathing Department." James winked. "He can thank me later." He held the beer bottle in the crook of his left arm and patted Logan's cheek. "Wish me luck." Then he walked around Logan and headed for his target.

Kendall didn't disappoint tonight that was for sure. The guy made a pair of jeans the sexiest material ever to fit a man's strong body. Long legs, lean thighs, unmistakable well-endowed bulge, all covered in denim. It made James want to get down on his knees and find out what hid beneath the denim. The green cotton T-shirt fit him like a glove as well. Tell me the man doesn't know what he's doing to me in that outfit?

"You're staring." Two well-defined lips uttered the words-none too kindly-and James blinked, snapping out of his stupor.

Shit, was there drool on his chin? He'd been undressing the man with his eyes.

"Sorry, bad habit. Another beer?" James held up the bottle to Kendall and, as he expected, was quickly shot down.

"No thanks," Kendall said, obviously irritated, not even looking in James' direction.

"Tell me, Mr. Knight, do you have a problem with all tall, dark, and handsome men, or is it just me who ruffles that blond hair of yours?" James asked. His voice was low and seductive as he moved closer to Kendall.

Kendall turned his face to look at James and snickered. "Tell me, Mr. Diamond, do you have a problem with rejection in general, or is it just the fact that I'm not interested that rubs your conceited ego the wrong way?"

Touché.

James smiled wickedly and moved a little closer, letting his hot breath caress Kendall's ear as he whispered, "Trust me. There isn't a wrong way to rub me. When you're ready to admit you want to, we can make this interesting."

Kendall moved in even closer, the heat from his body making James' cock dance with glee. Kendall lips and the scruff of his five o clock shadow brushed against James' ear, sending a delicious chill down his spine. "Why don't you hold your breath"-Kendall pulled back abruptly-"and see where that gets you." With a look of disgust, he walked away.

"Well, that went well," James said to no one in particular. He had to laugh at the situation, or he'd explode. If he were smart, he'd get over it, realize the man was a waste of time, and find someone more willing to tickle his fancy-and other parts of his anatomy. Hell, he could be back in the city with a man filling him so good by the end of the night.

Too bad he wasn't a smart man.

Following Kendall to the hallway, he stopped out of view when he saw him on the phone and did what any respectable man would do. He eavesdropped.

"Lily, I know, honey, but I'm going to be home late." Kendall shook his head, holding a finger to his ear so he could hear the conversation better. "Don't wait up. I don't know how long I'll be. How about we go out for breakfast tomorrow morning? Charlie's has those chocolate chip pancakes you like." He laughed, and James got a glimpse of a genuine smile from the man. He found himself feeling a pang of unwanted jealousy that someone else could make Kendall smile like that. "Yes, and extra crispy bacon. Okay, I'll see you in the morning." Kendall paused then said, "I love you too."

James ducked out of the way before Kendall saw him standing there listening in. He absolutely hated that this Lily chick could make Kendall smile like that. Even more, he hated that it confused the shit out of him. There was no denying Kendall genuinely sounded like he loved her, but there was no way James was wrong. He was never wrong. Kendall was gay, there was no doubt in his mind. So, the man left him no choice.

He'd just have to pop into Charlie's tomorrow for breakfast and check out the competition.

Done! So, there you have it. Looks like James might have some competition. :P

I'd love to hear your thoughts on the chapter, as well as If you happened to have a favorite part/moment!

Again, I hope you all enjoyed and I'd love to hear your thoughts! Not quite sure when the next chapter will be up, but it probably won't be until next week since the last chapter of Easy is coming a little later in the week.
