"You feelin' better?" Jamie asked Roy.

Roy cocked an eyebrow at him.

"You never miss 4am training unless you're sick."

"I'm fine," Roy said, folding his arms.

"You have red…" Jamie reached out and touched the smudge on Roy's arm near his elbow… "paint on your arm, you been paintin'?"

Beard's eyes widened next to them where he was working on the whiteboard. Jamie looked at him and Roy pulled his arm away. Just as Jamie was going to ask another question Roy's phone rang. Roy looked down at the screen and held up a finger to Jamie before stepping back into his office.

"Hi, Melanie," Roy said, surprised to be hearing from his real estate agent.

"Good afternoon, Roy, I got an interesting call today."

Roy grunted that he was listening.

"Another agent reached out to me; they have a client who is very interested in your house near Richmond Green. They've seen the renovation happening and are interested in making an offer for the house."

"It's not for sale," Roy said immediately.

Melanie paused. "It's not?"

Roy remembered what he'd told Jamie…and Ruth…and Dr Sharon who'd made a face because he said it as he was finishing the session. "It's not for sale."

"They are very motivated buyers, and I think you could get more than it's worth. They would even be willing to take it before the renovation is complete and they'd finish it to their liking."

"Fuck, no, it's not for sale. Tell them I'm not selling."

"Okay, on a different note, there is a new house coming up in Merton you might be interested in."

"I'm not sure I want to take on another property yet," Roy told her. "But send me the details."

"They'll be in the mail this afternoon."

"Thanks, Melanie."

"Good bye, Roy."

"Bye."

Roy hung up the phone and sat down at his desk.
